SoleMer Project


SoleMer

The intention of the  SoleMer Project is to create homes which blend into the landscape with a minimum of intrusion.

The home presently being built on the beachfront site  (Lot 4) is designed to be  in sympathy with the existing Dome. A self-imposed height restriction was placed on this section so that the sea views of the existing and proposed homes are not obstructed.  This entailed earthworks on the site, but the house designs for the remaining two sections are designed for the minimum of earth works.

Lot 1 bordering on Paetawa Road  has been sold.
Connection to Water supply, Electricity and Telephone is provided  on each site.
The existing designs can be varied  according to the needs of the purchaser.
Each section has access to the beach through a private walkway.

Lot 2 is 955 square meters and the RV is $260,000
This site is elevated and has all windows facing North towards the sun and sea views except for the laundry.
The north facing windows give maximum solar gain during winter while the eaves keep the rooms cool
during the summer.

Approximately half a meter above the common drive is the lower level incorporating double garage, storage and work area. To the left is a screened, roofed over, exterior stair leading to the entry hall. Turning left are bathroom 2, two double bedrooms and laundry. Turning right and up three steps is the sitting, dining area and kitchen. From the dining room with sea view to the north and west a sliding door leads to a deck on the north side. On the wind protected south side, folding doors open out on to a large deck providing a sea view looking through the living area and giving a view to the established bush to the south east.

Sitting area has sliding doors facing west with a framed sea view leading to a roofed over deck area. Access to the main bedroom is through a small sitting area facing south east, with folding doors opening out to the wind sheltered deck. The bathroom, adjoining the main bedroom is on the west end with glazing giving a framed sea view to the west from the bedroom.

Sea views are also towards north with balcony to provide screened privacy from drive.

This site is in an elevated position and has views both to the south and north

Lot 3 has a gently ascending drive leading to double carport with lock up storeroom or alternatively a double garage at the lower level. A covered path and a few steps lead to the main entry door. From this point approximately nine steps lead to the lower floor accommodating two double bedrooms with north facing windows, one bathroom and a laundry. The upper floor from the entry hall-gallery turning left is the living room wing with a sitting area on the west side giving a view to the sea and Kapiti Island. A sliding door gives access to a deck on the north side which is partly protected from the prevailing north west wind by means of a glazed screen. The dining area has glazed folding doors leading to a deck sheltered from the prevailing north west and south west winds, but still provides a sea view through sliding glass doors connecting to the deck on the west side. Kitchen family area on the east end has window facing north.

The open plan makes it possible to have a screened view to the sea from both kitchen and dining area.
Turning right from the entry hall is an additional toilet and hand basin. The main bedroom with walk-in wardrobe and bathroom facing north. This bedroom has a glazed area facing west to capture the Kapiti Island sea view.  To the north a sliding door leads to a balcony with a railing providing screened privacy. With the exception of laundry and bathroom 2, all other rooms have north facing windows and doors providing for maximum passive solar gain during the winter months with the lower sun angle. In the summer time with the sun at a steeper angle, screens above the windows provide the necessary protection. The temporary viewing platform erected on the section gives the approximate proposed floor level of the upper floor which includes the main bedroom. This gives excellent sea views and views to Kapiti Island and the South Island.
The house under construction on the west side is covered by a height restriction and will be hidden by the planting of trees and shrubs on the west boundary and kept trimmed to the desired levels.

Sunsets at Peka Peka can be Spectacular
Summer Sunsets are South of Kapiti Island and slowly move across the Island until Autumn when the sun sets North of the Island and by midwinter it is North on the Horizon
